Tell me about a project where you found costs running away early. How did you catch it and what did you do?

Show the mechanism that caught it — CVR trends, procurement variance — then the intervention. Early honest reporting is the behaviour they're buying.

Tell me about administering a contract clause under pressure — a variation, an extension of time, a payment notice.

Name the contract and clause family (JCT or NEC), the deadline you were up against, and the paperwork done right. Missed notices cost real money — show you don't miss them.

Walk me through a final account negotiation you led. Where did you land versus where you started?

Numbers make this story: opening positions, the evidence that moved them, the settlement. Firm but fair reads better than scorched earth.

Tell me about a time your valuation or forecast was wrong. What did it teach your process?

Own the miss precisely — what you under-measured or assumed — and the check you added. A QS who admits error convincingly is a QS you can trust.

JCT versus NEC — how does your day-to-day change between them?

Go beyond definitions: NEC's early warnings and programme discipline versus JCT's valuation rhythm. An example from a live job on each is the strong answer.

How do you value variations — and what do you do when the contractor's quote looks padded?

Rates from the bills first, fair rates where they don't apply, records requested early. Show challenge done with evidence, not suspicion.

Talk me through producing a monthly CVR or valuation from scratch — where do the numbers come from?

Measured progress, materials on site, subcontract liabilities, accruals — and the sanity checks before it goes to the commercial manager. Rigour is the point.

Why quantity surveying — and are you working towards chartership (MRICS/MCIOB)?

Name any digital measurement or estimating software you use, then the judgement layer: AI measures, you check scope gaps and buildability. That balance is the 2026 answer.

Which cards and tickets do you hold — CSCS and any trade-specific ones — and are they all in date?

Bring the actual cards. Know every expiry date, and if something's lapsed, say what's booked to renew it — an expired ticket can't start on site.

Tell me about a time you spotted a hazard on site before it hurt someone. What did you do?

A real, small example is perfect: what you saw, making it safe or fencing it off, and telling the supervisor. Reporting is the part they're listening for.

You're told to crack on with a task you believe is unsafe. Talk me through exactly what you do.

Stop, say why calmly, suggest the safe alternative, and escalate if pushed. Employers are testing whether you'll actually refuse — say plainly that you would.
